A house move here is rarely about the distance. Most East Ham house moves are a couple of miles at most — E6 to E12, or a flat in Plaistow to a house in Beckton because the family grew. The work is in the two ends, not the drive between them.

Victorian and Edwardian terraces
The backbone of East Ham and Manor Park. Narrow hallways, a stair with a turn at the top, and a front door straight onto a pavement with traffic behind it. Many have a rear passage, which is usually the better route out. Bay windows are worth mentioning — a sofa that came in through one before it was double-glazed may not come out through the door now.
Ex-council and inter-war housing
Through Plaistow, Custom House and parts of East Ham. Wider, easier, and often with somewhere to stop. These are the straightforward ones.
Newer estate housing
Beckton and the newer developments. Driveways, parking, and the easiest access in the borough — with the usual new-build caveat that completion slots slip.
Parking, since it decides everything
Newham is permit-controlled nearly everywhere and the enforcement is active. A removal lorry with nowhere legal to sit is not a minor inconvenience; it is the difference between a four-hour move and a seven-hour one.
We check the restrictions for your street and apply to the council for a bay suspension where one is available. It needs doing in advance. If your street has no suspendable bays we plan a shuttle from the nearest legal point instead, and we price that honestly rather than discovering it on the morning.
How the quote works
Volume, distance and access. Volume comes from the survey. Access is stairs, passage width, parking and how far the carry is. We put the figure in writing before you commit, and if the volume on the day is genuinely different from what was surveyed we say so before loading rather than after.
A flat rather than a house? Flat removals. One room or a part load? Man and van. Leaving the country? Moving to Europe.
House move questions
Do you survey the house first?
For a whole house, yes — usually a video walk-round. It takes twenty minutes and it is the difference between a quote that holds and one that moves on the day. We are looking at volume, the awkward pieces and the access at both ends.
Our terrace has a passage rather than a driveway.
That describes most of East Ham. Side passages and rear alleys are often better than carrying through the house, and we will ask which route you would prefer and whether a gate needs unlocking. What decides the job is where the van can legally stop, not the house itself.
Can you do same-day completion moves?
Normally — load in the morning, wait for keys, unload in the afternoon. If the release runs very late we will talk to you about the load staying secured on the vehicle rather than leaving furniture on a Newham pavement.
What about a loft full of things?
Tell us at survey. Lofts are where house moves grow unexpectedly, and a loft hatch with a drop-down ladder changes how long the job takes. It is not a problem when it is known about in advance.
Do you move to outside London too?
Regularly. A lot of East Ham house moves are people leaving for Essex, Kent or further out. Same service, longer drive, and we plan the loading order around the unload at the far end.
